X12 112 — Property Damage Report

The 112 transmits a property damage report from a P&C claim between the insurer (or its appraiser) and the reinsurer, arbitrator, or settlement partner.

Purpose

The 112 documents a property damage appraisal: nature of the loss, damaged assets, estimated value, photos, detailed expert report. It is used after a 257 (loss notification) or FNOL to transmit the appraiser report.

It feeds subrogation processes, inter-company arbitration, and facultative reinsurance. Acknowledged by 997; corrections use a 112 replace.

Envelope structure

The 112 travels within the three X12 envelope levels (ISA/IEA, GS/GE with functional group PD, and ST/SE). Didactic example in release 004010:

Common pitfalls

  • Estimate vs final: the 112 carries an estimate; the actual payment comes via 820 or 837 (health). Confusing both leads to double accounting provision.
  • Date of loss vs report date: DTM*036 is the loss date, not the report date. Policy effective must cover DTM*036 for the claim to be valid.
  • Photos & evidence: the 112 often references a 996 (file transfer) for photos; without a REF pointing to the bundle, the appraisal is deemed incomplete.
